Clients planning to buy a house on the French Riviera first focus on the most famous places, such as Cap Ferrat or Cap d'Antibes.
Many clients who bought property in Eze initially looked for a house on Cap Ferrat or a villa in Beaulieu-sur-Mer, but ultimately chose the nearby bay, Eze bord de mer.

What makes buying property in Eze attractive?

  1. Everyone dreams of buying a house on the French Riviera with a panoramic sea view. In the Eze bay almost all villas have especially beautiful sea views and Mediterranean pines — Eze's calling card.
  2. It is difficult for a buyer on the French Riviera to combine a sea view with close proximity to the sea and beaches. In lower Eze you can buy a villa with a fantastic sea view within walking distance of the sea and beaches.
  3. The French Riviera is well-known and extremely popular with both the French and foreigners. During the high season, when finding parking and a spot on the beach is hard, Eze offers a calmer atmosphere. In lower Eze there is no center or many shops, almost no apartments—only villas—so the bay has preserved its authenticity and natural beauty and does not experience large tourist crowds.
  4. Eze occupies a strategic position between Monaco and Beaulieu, the most prestigious places on the Riviera. It adjoins the Golden Triangle (Villefranche, Cap Ferrat, Beaulieu). At the same time, property prices here are not as high as on Cap Ferrat or in Beaulieu.

How much does a house in Eze (Eze bord de mer) cost

First of all, when buying property in Eze you should understand that the town is divided into several areas:

  1. Upper Eze, where the medieval village is located with the famous 5-star Relais & Châteaux hotel and the Michelin-starred restaurant Chèvre d'Or.
  2. The bay Saint Laurent d'Eze (closer to Cap d'Ail)
  3. The bay Eze bord de mer (closer to Beaulieu)

The lower bay, Eze bord de mer, which starts immediately after Beaulieu-sur-Mer, is the most prized area for buying a second home in Eze. Here you find the most beautiful sea views and luxurious Mediterranean pines, as well as proximity to private beaches and restaurants.

Property in Eze has steadily increased in price over the last five years. Against the backdrop of the crisis prices have been more stable, but offers are very limited. Since demand exceeds supply and many foreigners and Monegasques buy second homes in the Eze bay, real estate agents predict an inevitable rise in prices in this paradise between Cap Ferrat and Monaco.

In lower Eze (Eze bord de mer) you can buy a modern 300 m² villa with a panoramic sea view on a 10-are plot within walking distance of the beaches for a budget of €3–4 million.

How much does a villa on the French Riviera cost?

The price of a villa on the French Riviera depends on several factors.

  • Location-location-location
    The golden rule "location above all" still applies — it's better to have a modest house among wealthy mansions than the other way around.
  • Sea view
    After location, a panoramic sea view is also an expensive criterion that all buyers of villas on the French Riviera dream of.
  • Size of the house
    The most common villa size when buying a second home on the French Riviera is 220–320 m²; a house under 180 m² will fall into a different price category, as will a house of 400 m² and above.
  • Plot size
    A common plot size for a villa on the French Riviera is 15–20 ares (1,500–2,000 m²).
  • Condition of the house
    New villas cost more than renovated old houses, because the construction cost of these villas is higher (new technologies, engineering).
For searching for a house on the French Riviera we recommend starting with a budget of €1,300,000. Further everything depends on your expectations. If a buyer has €2,000,000 but their criteria require €4,000,000, the purchase won't happen.

The reality of your expectations and criteria, and their alignment with the actual real estate market of the French Riviera, is the main condition for buying a villa on the French Riviera.
