How to choose the right neighborhood in Nice to buy real estate

With a unique sea view, a terrace,  close to the sea, in a quiet location, and in a beautiful new residence?

This is roughly what the dream of our average client looks like. So that their dream does not shatter against the prose of real life, we try first of all, even before they arrive in France, to explain to the client that combining all these criteria is unrealistic.

First of all, a sea view in the center means only the 1st line to the sea, i.e., the Promenade des Anglais, which is very noisy.

For a beautiful sea view, you will have to pay with double glazing and spend nights with closed windows and air conditioning. Furthermore, on the 1st line to the sea in Nice, there are no new buildings; in the city center, this is a great rarity.

In general, the Golden Square of Nice (Carré d'Or) is dominated by typical city buildings in the "niçois" style, with or without a small balcony.

Further into the city center, especially in the Musicians' Quarter, there are more richly decorated buildings in the "bourgeois" style. They are so dear to the Russian heart: a beautiful front entrance, high ceilings, stucco moldings, fireplaces, but... once again, they do not have large terraces.

Only in modern residences from the 60s-80s do terraces become a necessary architectural element. There are very few modern-type residences in the Golden Square of Nice, so having a terrace here is a great luxury, just like a garage.

With a garage, a large terrace, and a park?

If you want to have an apartment with a garage, a large terrace, a storage room, a park, and a concierge, we advise you to take a closer look at other areas of Nice.

The closest to the center and the most beautiful neighborhood in Nice is undoubtedly Cimiez. It is simply impossible not to like it. Here you will find former luxury palace hotels converted into apartments, modern-type residences, as well as aristocratic mansions and villas.

It is no coincidence that the Romans, who founded the city of Cemenelum here, chose Cimiez for themselves. There is a lot of greenery here, it's cooler than in the center, and it has the best schools and the Conservatory.

Another neighborhood convenient for permanent residence, a so-called "quartier résidentiel", where modern-type residences with terraces, parks, and pools predominate, is Fabron. This is a hill in the west of Nice, towards the airport.

The most expensive area of Nice is Mont Boron. This is the area located past the port, as if on the way out of Nice towards Villefranche and Cap Ferrat.

Here you have the best chance of finding an apartment with a panoramic sea view, but you will have to pay for it. The properties for sale typically include modern-type residences with terraces, villas, and Belle Époque mansions.

The Old Nice and port neighborhoods, which appeal to other foreigners, are less understood by Russian clients, although these are typical, colorful local neighborhoods containing the soul of the city.

Besides the well-known areas like the Promenade des Anglais, the Golden Square, the Musicians' Quarter, Cimiez, Mont Boron, and Fabron, there are many lesser-known places in Nice that have their own charm.

One such area is Libération, which is adjacent to the city center and is known for the largest farmers' market, which defines its character: there are many shops, restaurants, and fish rows—a paradise for gourmets, and everything is charming, neat, and aesthetic.
