Who buys real estate on the French Riviera?

The real estate buyer on the French Riviera today differs from the Buyer who purchased real estate a few years ago.

While in the past, buying real estate on the French Riviera was driven by emotions and rising prices, today's Buyer is pragmatic and reasonable.

When choosing a second home on the French Riviera, our clients want to receive full information about the state of the market, the process of reselling their property, and taxation.

Today's real estate buyer acts primarily as an investor who invests money and must be sure that they can return their capital at any time or multiply it, but in no case lose it.

  3. The beauty of nature and the mild climate with not-too-hot summers and warm winters, as well as the proximity to the mountains and ski resorts 
  4. Strategic location in Europe, proximity to Monaco, and the presence of an international airport in Nice.
  5. Absence of a language barrier: Russian speakers can be found in any field, and there is the possibility of studying the Russian language in schools.

Real estate on the French Riviera in the era of the 2020-21 pandemic

If at the beginning of the pandemic many clients expected a drop in real estate prices, they have now realized that they should rather expect price growth.

The 2020-21 pandemic period in the field of real estate sales on the French Riviera is a very interesting time, during which I observe the following trends.

- Buyers who come to buy real estate in France have very clear motivation.  During the period of travel restrictions, we have practically no window-shoppers, but  mostly clients who buy here and now.

- Perhaps clients had more time to think and analyze the situation, but the quality of clients and their motivation is much higher than usual. 

-  We made several sales of  luxury real estate without the personal presence of the buyers, via video link. Many clients know us and the French Riviera, and have a good idea of the area, so it was not difficult for them to decide on such a purchase.

- We sign notary contracts remotely, and a new reality has appeared in the French notary system: electronic signing of real estate transactions.

- Clients have started to bargain less. Perhaps they realized that life is not eternal, that a home is a very important space, and that there are fewer options on the market.

- The French are also playing an active role in the luxury real estate market on the French Riviera, whom agents previously relied on less than foreigners.

Sometimes I get the feeling that real estate buyers from different countries are at the starting line, just waiting for the whistle so they can finally fly in and invest in real estate on the French Riviera.
